The Shop Property Management believes in up-front pricing with no hidden fees. Therefore, none of our management packages have any administration fees nor will you ever see any additional unknown fees on your monthly reports.
PRICING & PACKAGES
MANAGEMENT FEES
Monthly Management Fee: This is the monthly percentage of the gross lease value to be collected from rents received monthly. Full Service Package is 10%.
New Tenant Placement Fee: This ($500) fee is only charged when a new tenant is procured by our team and a new lease has been signed. This fee includes the cost for (1) set of professional photos, multi-channel marketing and all efforts necessary to find a qualified tenant including in person showings.
Tenant Renewal Fee: This ($250) fee is only charged when a current tenants lease is set to expire, and we facilitate a signed renewal. This fee includes the cost of drawing up all necessary paperwork, leases, and amendments. All documents are then uploaded to tenant and owner portals.
On Boarding Fee: This fee is only for clients with portfolios of (25) units or more. A custom pricing plan can be negotiated to provide the best level of service.
FULL-SERVICE PACKAGE
This package is for the true “hands off” investor. We will provide full management services covering all your property's needs. Including marketing, tenant placement, rent collection, maintenance, tenant communication, turnover and security deposit returns.

LEASE ONLY PACKAGE
This package is for the investor who still wishes to manage the day-to-day responsibilities but wants some assistance in finding the best tenant possible. Our leasing team will utilize our services to market, show and find the best tenant for your property. This package includes (1) set of professional photos, multi-channel marketing, in-person showings and a custom lease if needed.
- Lease Only Fee 50% of first months' rent
INSTITUTIONAL PACKAGE
This package is for larger portfolios or corporate investors. We specialize in creating custom services and pricing package to best fit your needs. This package includes custom financial accounting to meet all corporate or accounting requirements.
- Pricing is customized based off portfolio size
